Real estate firm Vady Prime Developers has unveiled its much-anticipated integrated residential community in Malejor, Accra, featuring three distinct property units: The Eldyson, Arcadian Court, and Verdant Enclave. The development is designed to deliver quality living and lasting value for a wide range of buyers, with a focus on affordability and sustainability.
According to Managing Director, Thomas Clifford Newman, the launch reinforces the company’s commitment to providing accessible homeownership solutions for Ghana’s low and middle-income earners. He said the initiative reflects Vady Prime’s mission to bridge the affordability gap and redefine luxury housing in practical, attainable terms.
“As Ghana’s population grows and more people move to urban centers, the demand for affordable homes continues to surge. Our goal is to make homeownership possible for low and middle-income earners while maintaining the highest standards of quality and comfort,” Mr. Newman said. “We want to redefine what luxury means, to show that affordability and quality can coexist.”
Ghana’s housing deficit, estimated at nearly two million units, remains one of the country’s most pressing economic and social challenges. Despite a rise in high-end developments across the country, a significant proportion of Ghanaians are priced out of the market, reflecting deep structural and market imbalances.
In an interview with Joy Business during the launch event, Mr. Newman urged government to introduce measures to regulate the pricing of building materials, which he described as a major constraint on affordable housing delivery.

“Sometimes, the prices of construction materials are excessively high, and that directly affects how we price our products as developers,” he explained. “Government should be able to regulate the market because, at the moment, prices fluctuate without control. The cost of land is also too high, and partnerships between government and private developers could help reduce overall project costs.”
He added that stronger collaboration and regulatory support would not only make the real estate sector more attractive to investors and developers but also enhance confidence among prospective homeowners.
Mr. Newman further noted that while there has been an influx of foreign investment in Ghana’s premium property market, the greater housing need lies among middle and lower-income groups who struggle to access affordable financing and housing options. “We already have many upscale buildings that remain empty, while a majority of Ghanaians still lack decent homes,” he said. “Vady Prime Developers is deliberately focusing on this underserved segment. That is our niche and our target market.”
