The State Housing Company Limited (SHC) is offering 195 homes for sale, with a five per cent discount for prospective buyers as it seeks to widen access to homeownership amid rising property prices.
The company is also encouraging workers who contribute to pension funds to explore the possibility of using their pension benefits as equity contributions towards mortgage financing, subject to applicable requirements.
Speaking at an open house showcasing the properties, SHC Managing Director John Bawah said the company was expanding its project portfolio to support the government’s efforts to address Ghana’s housing challenge.
“We’re looking at supporting the government in its quest to address the housing challenge, both from the supply side and the demand side,” he said.
Mr Bawah said the expansion was intended to increase the supply of homes and provide options for people across different income groups.
The company’s Head of Commercial, Agyekum Sampong, announced the five per cent discount and urged workers who contribute to pension funds to explore available financing options.
“Anybody contributing to the pension fund can leverage the pension fund as an equity contribution for a mortgage,” he said.
However, the extent to which pension benefits can be used for home purchases will depend on the applicable pension and mortgage arrangements.
Mr Sampong said the properties come in two-, three- and four-bedroom options, with prices varying by house type.
A two-bedroom house costs GH¢950,000, while a three-bedroom property is priced at GH¢1.295 million. The four-bedroom houses cost GH¢2.17 million.
He said the houses offered spacious rooms and generous land sizes, adding that the purchasing process was flexible and the properties were free from litigation.
The company said its housing projects were designed to cater to different income levels and create more opportunities for Ghanaians to own homes.
Despite the discount and proposed financing options, the prices may remain a significant consideration for prospective buyers, particularly workers whose earnings are insufficient to meet the cost of purchasing a property.
The SHC says it intends to continue expanding housing supply as part of efforts to improve access to homeownership.
